What could this home cost each month?

Start with the mortgage. Add the property’s other costs when you have them.

1. Your purchase & loan

20% down and 30 years are editable starting settings. For a cash purchase, enter 100% down; no rate is needed.

2. Add property costs

Leave unknown costs blank. Enter 0 only when that cost does not apply.

Fixed-rate planning calculation, not a loan quote or an affordability decision. Annual tax and insurance inputs are divided by 12. Down payment and closing costs are separate from monthly costs. About Julian Cousineau

Real estate was part of my life long before it became my career. My mother, Aylin Coleri, Ph.D., built her career with Keller Williams in Manhattan, working with luxury penthouses and high-end properties. Watching her work taught me that a strong agent does more than know the market: they listen closely, negotiate thoughtfully, and earn their clients’ trust. Those lessons shape how I work today.

I’m Julian Cousineau, the agent behind Cousineau Closes at Dalton Wade. I help buyers, sellers, and investors throughout Southwest Florida, with a focus on Naples, Bonita Springs, Estero, Fort Myers, and the surrounding communities. From a first home to a waterfront property or a golf-course community, my goal is to help you understand your options and make a decision that fits your life.

Alongside real estate, I serve as a first responder with Collier County EMS. That work has taught me to stay calm when the stakes are high, pay attention to the details, and communicate clearly when people need answers. I bring that same care to real estate: anticipating questions, working through problems, and keeping you informed from our first conversation through closing.

What you can expect from me

Local perspective, practical research. A home is more than its photos and asking price. We’ll look at the neighborhood, ownership costs, association rules, and the details that matter to how you plan to live or invest.

A plan built around you. Your timing, budget, and priorities come first. Whether you’re relocating, buying your first home, or preparing to sell, I’ll help you understand the next steps and the tradeoffs along the way.

Steady communication and thoughtful negotiation. You deserve clear answers and honest advice. I’ll explain your options, keep track of the moving pieces, and work to protect your interests throughout the transaction.

Connections when you need them. I can connect you with lenders, inspectors, contractors, and other local professionals to help you move forward with the right information.

Let’s talk about your next move.

Tell me what you’re considering—even if you’re still figuring it out. We can start with a neighborhood, a property you’ve saved, or a question, and build a plan from there.
